From Bradenton's waterfront to Lakewood Ranch's master-planned neighborhoods, from Riverview's booming communities to Sun City Center's retirement paradise — here is what makes FL-16 one of the best places to live in America, and what Congress must do to keep it that way.
Every year, millions of Americans search for the best places to live in Florida. They are looking for affordable housing, safe neighborhoods, excellent schools, strong job markets, and the kind of community feel that makes a place more than just an address. When you look at the data — and when you talk to the people who have made the move — one area of Florida keeps rising to the top: the communities that make up Florida's 16th Congressional District.
Stretching across Manatee County and eastern Hillsborough County, FL-16 encompasses some of the most desirable zip codes in the entire state. Lakewood Ranch has appeared on national best-places-to-live lists for over a decade. Riverview is one of the fastest-growing communities in all of Florida. Brandon offers suburban convenience at a price point that still makes sense. Bradenton delivers Gulf Coast lifestyle without the Gulf Coast price tag. And Sun City Center has been a national model for active retirement living for over sixty years.
But none of this happens by accident. The quality of life that families, retirees, veterans, and young professionals find here is the product of local decisions, state policies, and federal representation that either protects what makes this place special — or erodes it. As a candidate for Congress from this district, I want to be honest about what Washington gets right, what it gets wrong, and what I will fight to change to ensure that Florida's 16th District remains one of the best places to live in America for generations to come.
Bradenton: Gulf Coast Lifestyle at a Real-World Price
Bradenton is the heart of Manatee County and one of the most underrated cities in Florida. Situated along the Manatee River just minutes from the Gulf of Mexico, Bradenton offers the waterfront lifestyle that draws people to Florida — without the prices that have made Miami, Naples, or Sarasota unaffordable for working families.
Bradenton's historic downtown has experienced a genuine renaissance over the past decade, with locally owned restaurants, arts venues, and waterfront parks drawing both residents and visitors. The Village of the Arts neighborhood has become a destination in its own right. Riverfront Park and the South Florida Museum anchor a cultural core that larger Florida cities would envy.
For families, Bradenton offers access to some of the best public and charter schools in Manatee County, along with proximity to Sarasota for specialized employment. For retirees, the combination of warm weather, manageable traffic, and lower cost of living compared to coastal neighbors makes Bradenton one of the most practical and fulfilling places to settle in Florida.
What threatens Bradenton's appeal? Skyrocketing homeowners insurance premiums are pricing families out of homes they have owned for decades. Residents on fixed incomes in established neighborhoods — many of whom are veterans and retirees — are watching their insurance costs double and triple with no relief in sight. Florida's insurance crisis is not just a coastal problem. It is a Bradenton problem, a Palmetto problem, an Ellenton problem. Congress has a role to play in reforming the litigation environment that drives these costs, and I will fight to make that happen.
Lakewood Ranch: One of the Best Master-Planned Communities in America
Lakewood Ranch has earned its national reputation. Year after year, it appears on lists of the top master-planned communities in the United States — and for good reason. Developed with intentional attention to parks, trails, schools, retail, and medical facilities, Lakewood Ranch has created a model for how rapid growth can be managed without sacrificing quality of life.
Families who move to Lakewood Ranch find top-rated public schools, a thriving youth sports culture, extensive walking and biking trails, and a genuinely walkable town center. The job market in and around Lakewood Ranch has expanded dramatically, with healthcare, professional services, and technology sectors all establishing a presence. For many families relocating from the Northeast or Midwest, Lakewood Ranch delivers everything they hoped Florida would offer.
The Parrish area, just north of Lakewood Ranch, is undergoing its own rapid development — bringing new schools, new roads, and new communities online at a pace that requires careful coordination with federal infrastructure funding. The I-75 corridor that connects these communities to Tampa and Sarasota is already strained. Federal investment in I-75 corridor infrastructure is not a luxury — it is a necessity for the communities that depend on it every day.
Managing the rapid growth of Lakewood Ranch and Parrish requires more than local planning. It requires a federal representative who understands that workforce development funding, infrastructure appropriations, and smart deregulation are tools that Congress controls — and that getting them right means the difference between sustainable growth and gridlock.
Riverview: The Best Affordable Place to Live in the Tampa Bay Area
Ask anyone who has relocated to the Tampa Bay area in the past ten years, and Riverview comes up again and again. Located in southeastern Hillsborough County, Riverview has emerged as one of the most compelling affordable places to live in Florida — offering new construction housing, excellent schools, and easy access to Tampa employment at price points that remain competitive even as the rest of the metro has surged.
Riverview's growth has been driven by young families who want space, safety, and suburban amenities without paying downtown Tampa prices. Communities like Boyette Springs, FishHawk Ranch, and Summerfield have developed strong neighborhood identities with active HOAs, community pools, and well-maintained parks. Fish Hawk Ranch in particular has become one of the most sought-after family communities in all of Hillsborough County, earning recognition for its top-rated schools and family-friendly infrastructure.
For veterans and military families, Riverview's proximity to MacDill Air Force Base and its strong community of fellow service members and families creates a support network that is hard to replicate elsewhere. VA healthcare access and benefits for veterans in Riverview and eastern Hillsborough County remain a pressing concern — wait times are too long, facilities are understaffed, and too many veterans are falling through the cracks. Fixing the VA is not a talking point for me; it is a commitment.
What could threaten Riverview's affordability? Federal spending that drives inflation hits young families hardest. Every dollar Washington prints that it does not have drives up the price of groceries, fuel, and housing. Washington's reckless spending is a direct cause of the inflation that is stretching Riverview family budgets thin. Restoring fiscal discipline in Washington is not an abstract political goal — it is a concrete intervention on behalf of every family trying to build a life in Riverview.
Brandon: Suburban Convenience and Community Strength
Brandon is one of eastern Hillsborough County's most established communities, and it remains one of the best places to live in Florida for families who want suburban convenience without sacrificing community character. Situated along I-75 and the Selmon Expressway, Brandon offers unmatched access to Tampa's employment base while maintaining the neighborhood feel that residents have built over decades.
Brandon's commercial corridor along SR-60 is one of the most active retail and dining destinations in Hillsborough County. The Brandon Mall area serves as an economic anchor for the region, and the mix of long-established neighborhoods alongside newer developments gives Brandon a depth of character that purely new-construction communities sometimes lack.
For families, Brandon's school options span traditional public schools, high-performing magnet programs, and a robust charter school ecosystem. School choice in Florida's 16th District is already among the strongest in the nation, and I will fight to expand those options at the federal level so that no child is trapped in an underperforming school simply because of their zip code.
Brandon's strong law enforcement presence and active neighborhood watch culture contribute to a safety profile that families value deeply. I will always stand behind the men and women of Hillsborough County law enforcement who keep Brandon and its neighboring communities safe. Defunding or undermining local police is not an option I will ever support, and I will oppose any federal policy that weakens the ability of local departments to hire, train, and retain quality officers.
Valrico, Fish Hawk, and Bloomingdale: FL-16's Hidden Gems
Not every great community in Florida gets national headlines. Valrico, Fish Hawk, and Bloomingdale are exactly the kind of places that families discover and then wonder why they waited so long to move there. Nestled in eastern Hillsborough County between Brandon and Riverview, these communities offer some of the best schools, lowest crime rates, and strongest neighborhood associations in the entire Tampa Bay area.
Fish Hawk Ranch, developed along the Alafia River corridor, is widely regarded as one of the best family communities in Florida. The award-winning schools, miles of trails, and multiple aquatic centers have earned it a devoted following among families who put education and outdoor lifestyle at the top of their priorities. Valrico's established neighborhoods offer mature tree canopies, larger lots, and a pace of life that newer high-density developments simply cannot replicate.
These communities benefit enormously from pro-growth economic policies that keep taxes low and regulatory burdens manageable. Small businesses in Valrico and Bloomingdale are the backbone of these communities — and they deserve a representative in Washington who will cut the red tape that makes it harder to hire, harder to expand, and harder to compete.
Sun City Center: Florida's Premier Retirement Destination
For retirees searching for the best places to live in Florida, few communities can match what Sun City Center has built. This legendary retirement community in southern Hillsborough County has served as a national model for active senior living for over six decades. With a sprawling campus of golf courses, recreation centers, clubs, healthcare facilities, and neighborly culture, Sun City Center delivers on the promise of a fulfilling retirement in a way that few places anywhere in the country can.
Sun City Center is also one of the most politically engaged communities in the entire district. Residents here have worked their whole lives, paid their taxes, and served their country. They have earned every Social Security check and every Medicare benefit they receive — and they are rightly alarmed when Washington politicians suggest that these programs are on the chopping block.
I want to be absolutely clear: I will not allow cuts to Social Security or Medicare for current beneficiaries. Full stop. The promise made to Florida's seniors is a promise I will keep. At the same time, I will work to put these programs on a sustainable long-term path so that younger workers in Riverview and Brandon can count on them when their time comes.
Sun City Center is also home to one of the largest and most active veteran populations in the district. Veterans in Sun City Center deserve better VA care, faster access to benefits, and a representative who will show up and fight for them — not just campaign on their behalf every two years and then forget them until the next election cycle.
Palmetto, Ellenton, and Parrish: The Gateway to Florida Living
On the northern edge of Manatee County, Palmetto, Ellenton, and Parrish represent some of the most exciting growth in all of FL-16. With new communities breaking ground regularly, expanded retail and dining options, and easy access to both I-75 and US-41, this corridor is attracting families who want more space, newer construction, and lower entry prices than the more established communities to the south.
Palmetto's waterfront along the Manatee River offers views and lifestyle that rivals anything in Sarasota County. Ellenton's outlet mall draws visitors from across the region. And Parrish is rapidly transforming from a rural crossroads into a full-service suburban community with its own schools, parks, and commercial development.
The challenge for this corridor is infrastructure. Roads, schools, and utilities need to keep pace with the population growth. That requires coordination between local government, the Florida Department of Transportation, and federal appropriations — the kind of coordination that only happens when the congressional representative is actively engaged. I will fight for infrastructure funding that matches the growth rate of northern Manatee County and ensures that the communities families are building in Parrish and Palmetto have the roads and schools they need to thrive.
What Congress Must Do to Protect FL-16's Quality of Life
The communities described above did not become great places to live by accident. They became great because of the people who live there, the local leaders who managed growth thoughtfully, and the state policies — particularly Florida's lack of a state income tax and its commitment to school choice — that created the conditions for success. Congress can protect all of that, or Congress can undermine it.
Here is exactly what I will fight for in Washington to ensure that Florida's 16th District remains one of the best places to live in America:
Lower the cost of living. Every dollar of federal deficit spending eventually shows up as inflation on your grocery receipt, your utility bill, and your insurance premium. Washington's spending addiction is a direct threat to the affordability that makes FL-16 communities accessible to working families. I support a Balanced Budget Amendment and will oppose any spending bill that does not include meaningful reforms to reduce the deficit.
Fix the insurance crisis. Families in Bradenton, Palmetto, and throughout the district are being crushed by homeowners insurance premiums that have doubled and tripled in just a few years. The root cause is an abusive litigation environment that Congress can help reform through federal tort reform legislation. The insurance crisis is solvable — but it requires a representative who understands it deeply enough to fight for the right solutions.
Protect Social Security and Medicare. Retirees in Sun City Center, veterans in Riverview, and seniors throughout the district have earned their benefits. I will not cut them. I will work to put these programs on a sustainable path without breaking the promises already made. Florida's seniors deserve that commitment — and they deserve a representative who will make it clearly and keep it.
Invest in infrastructure. The I-75 corridor, US-41, US-301, and the local roads that connect FL-16's communities are under strain from rapid population growth. Federal transportation funding needs to flow to where growth is actually happening — and that means Manatee and Hillsborough counties.
Keep taxes low. Florida's lack of a state income tax is one of the primary reasons people choose to live here. I will oppose any federal effort to raise income taxes, expand capital gains taxes, or create new taxes on retirement savings. Every dollar that stays with families in FL-16 is a dollar that strengthens the local economy and the communities we all love.
Expand school choice. The families of FL-16 deserve the freedom to choose the school that is right for their children — whether that is a traditional public school, a charter school, a private school, or a homeschool program. School choice is not a partisan issue — it is a matter of basic fairness for families who want their children to succeed.
Florida's 16th District: Worth Fighting For
I am running for Congress because I believe that the communities of Florida's 16th District are worth fighting for. Bradenton's waterfront character. Lakewood Ranch's family-first design. Riverview's affordable promise. Brandon's suburban strength. Sun City Center's retirement legacy. Palmetto's growing energy. Valrico's quiet excellence. Fish Hawk's school-first culture.
These places are not just geographic locations on a congressional map. They are where people raise their children, build their careers, retire after a lifetime of work, and put down roots that span generations. They deserve a representative in Washington who is as invested in their future as the families who live there.
That is what I am offering. Not a career politician who will forget this district the moment the campaign is over. A citizen legislator who will serve, make a difference, and return home to live under the laws I helped create — just like every other family in Florida's 16th.
